RESIDENTIAL LEASES, COMPLETELY UNDERSTAND WHAT YOU ARE SIGNING

I wish to better inform each party of what is expected and required when leasing a property in Texas. Just like any paperwork you sign, when it comes to residential leases, completely understand what you are signing.

1. All locks in a rental property must be changed within seven days after a tenant takes occupancy. This is a Texas Property Code requirement and a State Statute.
2. Every entry and exit door must be equipped with a key-less half-deadbolt l The front door must also contain a deadbolt locking device. All windows must have working locks, and at least one window per room must be capable of being used as a fire exit. Any sliding glass doors must have two separate locking devices. All entry doors must have a peephole.
3. A working smoke alarm must be furnished by the landlord. It is very important that the tenant check before moving in and notify the landlord immediately in writing if the alarm is found to be defective or missing.
4. If the rental is supplied with gas, please be aware that carbon monoxide poisoninq affects over 100,000 people every year. Though the landlord is not required to provide a carbon monoxide detector, we strongly recommend that one be installed before the premises are occupied.
5. Federal law requires the owner of any rental property built before 1978, or containing components manufactured before 1978, to disclose to the tenant the likelihood of the presence of lead based paint. This disclosure must be accompanied by the Federal booklet “Lead Paint and You”.
6. Texas landlords are only required to repair items materially affecting the health and safety of ordinary Repair requests must be in writing and rent must be current to have repairs made. The landlord has up to seven days to make a diligent effort to satisfy a repair quest.
7. The landlord’s property insurance policy will almost never cover any losses a tenant may incur while We strongly recommend that a tenant acquire a renter’s insurance policy prior to occupancy.
8. Leases customarily grant a landlord the right to show the property to prospective renters and purchasers, especially during the last 30 days of a tenancy.
9. The landlord must furnish the tenant a written, itemized deposit resolution within 30 days after the tenant vacates and provides the landlord a forwarding address.
10. The landlord must verify whether the property must be registered with the city as a rental and if there is a registration fee.
11. Read the lease very carefully and obtain a legal opinion if there is anything you do not fully understand.
12. Before submitting an application for a lease and signing a lease, it is highly recommended that you physically view the property in person!

Without an air filter in place, dust and other airborne particles would be distributed throughout your ductwork. This could aggravate allergies, build up on your vents to reduce airflow and possibly even create bigger problems over time. What Do You Know About Airflow? Choosing Air Filters 101.

This doesn’t mean that you can just grab any air filter and slap it in place, of course. Choosing the right air filter for your home is important if you want to get the most life out of your heating and cooling system. Stop for a moment and think about your HVAC system; do you really know what sort of air filter you need to keep things running in top condition? If you don’t, here’s what you need to know.

Where Is My Air Filter?

The first thing that you need to know about your air filter is exactly where in your house it’s located. This may seem kind of obvious, but some air filters are difficult to find. While the most common air filter location is behind a grate on one of the walls, some of these grates are in odd locations or are designed to somewhat blend in with the look of the surrounding wall. Filters may also be placed in the air handler unit (AHU) or rooftop unit (RTU). Buildings with split ventilation systems may even have multiple intakes that each have their own air filter. Depending on how your system is designed, it may take a bit of hunting to locate your filter.

Choosing an Air Filter

Once you’ve located your filter, it’s important that you choose the right one for your needs. Part of this involves finding the right size filter; different HVAC units are designed for different filters, and if you get one that doesn’t fit then you’re going to have trouble getting it (or keeping it) in place. Measure the dimensions of the area where the filter is mounted or look at the old filter and find the dimensions listed on it. Choosing an air filter is about more than just finding the right size, however; one other big consideration is the MERV rating (which stands for Minimum Efficiency Reporting Value.)

The MERV is a number that tells how good of a filter you’re buying. A low MERV of around 6 provides you with 35 to 50 percent efficiency at capturing large particles like dust, mold and pet dander. A MERV of 8 increases this to over 70 percent efficiency, capturing those particles as well as slightly smaller particles like pollen and dust mites. A MERV of 11 captures large particles with a greater than 85 percent efficiency, as well as medium particles like those found in auto exhaust with 65 to 80 percent efficiency. You can even go higher than that, with a MERV of 13 capturing large and medium particles with over 90 percent efficiency and small particles like smoke, bacteria and even odors with up to 75 percent efficiency.

There are other options available as well, such as HEPA filters (which you might hear referred to as high-efficiency particulate arrestance filters or high-efficiency particular air filters) that have an even higher standard of particle removal. HEPA filters must remove either 99.95 percent (in Europe) or 99.97 percent (in the United States) of all particles of size “small” or larger. Depending on the filter, this translates to a MERV value of around 17 to 20.

Air Filter Maintenance

There’s more to keeping your system running well than just installing a filter, of course. Most air filters should be changed monthly, though some may have different recommended use periods that should be listed on the packaging. Periodic cleaning of grates and vents may also be required to keep the filters clean and the system running efficiently. Failing to change your filters can reduce airflow and system efficiency, and over time, it can even reduce the life of your unit.

How Air Conditioners Work

Air conditioners are very simple devices. They were actually invented to remove the humidity from rooms where paper was stored. It was only after they’d been in use in industry a while that anyone thought to use them for cooling.

There’s not much to these devices. Essentially you’ve got an outdoor condenser unit that works like a giant heat sink to carry heat collected from indoor air to the outside. Ultimately, the cooler that outside unit is, the more heat it can remove and the more efficiently the whole system works.

Reduce the Strain on Your A/C, Stretch Those A/C Dollars

There are plenty of ways to help your air conditioner work more efficiently short of replacing the whole system. That will increase your efficiency, but you’re going to put a lot of money into a system upgrade that may not be needed just yet.

Before you do anything rash, give these a try:

Change your filter when it’s dirty. Dirty air filters are a huge drag on efficiency. After all, the more air that can be pulled into the system at once, the faster the air in your house will cool and the less time your A/C will spend running. You’ll know your paper air filters are dirty when they change color from white to gray or brown. That’s dust and other tiny particles clogging the pores.

Another way to tackle this would be to buy an electrostatic filter. These are reusable and washable, saving lots of money on filters, as well as energy (if you keep them pretty clean).

Clean your air conditioner condenser. That outside unit is too often neglected to the point that it can affect your energy efficiency. The fins get clogged with dirt, vegetation grows around the bottom of the unit and things like blowing leaves or plastic bags get caught in and around the unit.

Throw away any trash that’s clinging to the condenser, even if it’s inside. Just make sure the unit’s off before you stick your arm in. Next, remove vegetation that’s threatening to grow into the unit, treat it with weed killer if it’s particularly aggressive. Last, get your garden hose and spray the whole condenser down using minimal pressure. Crank up the water pressure and go over it again, slowly, working from the top to the bottom. Work in sections, moving to the next one when the water coming off the condenser runs clear. You may be surprised how much dirt was hiding in those fins.

Shade your unit. Plant a tree or install a solar shade over your A/C condenser to help keep it cool on those hot summer days. The less heat already being carried by the system, the easier to expel heat from your home. Blocking direct sunlight can make a huge difference, just be sure to allow at least two feet around the unit on all sides so your condenser has plenty of air circulating around it.

Install ceiling fans. According to the U.S. Department of Energy, using properly sized ceiling fans in conjunction with your air conditioner can make 78 degrees feel just as cool as 74 degrees. Those four degrees can add up to serious cash, too. The reason this works is that ceiling fans cool people using a wind chill effect. It doesn’t change the actual temperature in the room, but it does change how it feels to you.

Hang heavy drapes. If your house has any windows that get particularly hot during the summer, you need to insulate them right away. The easiest way to do this is with heavy drapes, and the heavier the better. Make sure those curtains are closed during the hottest part of the day to prevent heat radiating into the rest of the house. To further help those windows stay cool, you can add Low-E film into the equation. When used together, heavy drapes and Low-E film will make a noticeable impact on your indoor temperatures.
