When is a good time to sell a home?
Buying or selling a home at the right time can be a bit tricky! Homeowners normally decide to sell their home because of a life event, such as a job transfer or because of a financial situation. The economy and the real estate marker are variables to selling as well. When the subject of selling comes up, sellers are faced with the question, “When is a good time to sell a home?”
Not every real estate market is the same!
There is not a single national real estate market or forecast like there was in years past. And just because the national news tells stories of a hot real estate market, it doesn’t mean that’s happening in your area. Real estate activity can vary widely within the same county and city. One city can see record-breaking activity, while another just a few miles away may have a surplus inventory.
If you want to sell your home, do some research and get as much local information as possible. Meet with a knowledgeable, experienced and trustworthy agent early and learn what your local real estate market is doing and how to best prepare your home so that it has the best chance of competing against similar homes.
Additionally, learn what buyers are looking for in a home, especially at your price point; are granite counters and hardwood floors a hot trend in your area? If so, update your home or price it accordingly.
Always remember, we must sell your home three times:
To the buyer’s agent: if the buyer’s agent does not see the value in the home or think it’s a good match for their clients, they should properly advise their clients accordingly.
To the buyers: the buyers must like your home, they must see the value in your home and it must meet their needs and expectations. Additionally, most buyers want a move-in ready home.
To the bank: it must appraise and meet certain criteria when it comes to condition. Banks do not want to risk money on a home in bad shape!
